Real Estate Myths

HGTV versus NY Real Estate

Who doesn’t love HGTV? I could spend hours watching Property Virgins, House Hunters and the countless home improvement shows. However, the New York Real Estate market is a little different than what you see on television.

1. Closing Costs? Why are closing costs in new York so much higher than what you see on television? The main reason- Taxes! The bulk of closing costs in New York State are not bank fees. They are escrowing your property taxes. So in reality, you are not losing that money to the bank- you’re paying your property taxes.
2. Contracts? In New York State, it can take 2-3 weeks to get a property into “full contract”. In non-attorney states you could be moving into your new home already because the offer they sign is a contract! When the seller “signs it back”, they are in full contract.
3. Seller Paying Closing Costs- This is the biggest myth I have to clear up…this never happens in New York! That is, unless you do a seller concession. But that doesn’t mean the seller is paying; instead, it means you are rolling them into your mortgage (provided the house appraises).

Continental Home Loans- FHA 203K loan

Home repair, modification and renovation can be a timely and costly process. Continental Home Loans offers a program to assist with home renovations or repairs, in order to make for a less stressful, smoother rebuild. The FHA 203K is an FHA loans that allows homeowners to borrow additional money to build onto a residence that requires repair or modification. The loan offers a great 3.5% down payment. All work completed during the rebuild or renovation must be done by LIC, approved and insured contractors. The scope of the work completed is approved prior to closing, but the loan offers extra money for overages that might be accrued. If the money is not used for overages, it is applied to the principle balance. This is a single loan with one rate, usually a little higher than .25%.

This loan is a great option to buy houses that are not mortgage able due to circumstances, such as foreclosure and short sale, or if the property needs essential updates. The loan applies to any home renovation, large or small. You must qualify for the loan amount, as well as the renovation amount prior to receiving the loan. The house must appraise for the value after all work is completed.

Employer Assisted Housing Program- Long Island

A Conventional Loan, called the Employer Assisted Housing Program / HELP, is available to more than 120 employers, including North Shore-LIJ, Citizens Bank and Brookhaven National Lab. This plethora of employers have teamed up with LIHP to have contributions leveraged with state and local funds for down payment and rehabilitation assistance. However, rehab loans cannot be combined with grants.

The Employer Assisted Housing Program is the progressive movement by Employers on Long Island who understand that in order to raise the employment rate, employers should be attracting for families to the community. The program helps build community and promotes employment and growth opportunities. Homebuyers can contact 631-435-4710 to find out if their employer is participating.

Town of Babylon Grant Programs

Town of Babylon offers its own down payment grant program, administered by LIHP. The grant amount was $14,000 in 2011, but the amount is undetermined for 2012. First-time homebuyers who wish to purchase in Wyandanch may qualify for the Wyandanch Rising down payment assistance grant of $10,000. Wyandanch Rising is a renovation program, working to turn distressed properties in Wyandanch into a more environmentally friendly- community oriented downtown area.

Neighborhood Stabilization Program- LIHP is purchasing foreclosed properties in Suffolk County and the Town of Babylon. The town renovates these properties and sells them at more affordable rates to First-time homebuyers looking to move into the Town of Babylon.

In addition to the above grant program, Cortland Square, Bay Shore is nearing construction completion. It is a new development of 40 two- and three- bedroom townhouses, up to $260,000. They are located in downtown Bay Shore, near the Long Island Railroad for convenient commuting, as well as shops and entertainment.
